After a brief conversation, we will ask you to send us 3 pictures of your home or business. If you're interested in listing your home, we will need 1 picture of the front exterior, 1 picture of your living/family room and 1 picture of your kitchen. Each reference image should be as wide as possible so we can get a general idea of the scale and look. If you're interested in listing your business, then please send 3 pictures as well. 1 front exterior, 1 from the front interior entrance looking in and 1 from the back interior wall looking towards the front. These images also need to be wide shots. We will review your images and determine how to categorize your property.
Next step is to have property owners sign a listing agreement which will allow us to promote a property to producers and studios. Once we have a signed listing agreement on file, we will have a photographer take professional photos of the property and upload them to our online database. This service will be at no cost to the property owner.
Once on our website, we will get your property exposure to Location Scouts and Producers. Your personal information and address will not be shown nor shared on our website. We will promote your property to Scouts looking for properties like yours. If they're interested, they will contact us to check date availability and see if they're able to swing by your property to take their own photos to share with their clients. At this point we will quote the cost for flming at your property. We will contact you to see if someone is present to allow them entrance to the property and schedule the scouting appointment accordingly. More than likely they will want to scout on the day of inquiry or the next day. They will rarely have the time to wait a few days for a scheduled appointment. They will more than likely move on to another location that can accommodate their needs and schedule.
Scouts share their pictures with the Directors and Producers of any said project. Once the Director reviews all the locations, they will narrow down their selection to the few that they would like to see for themselves. At this point we will schedule another appointment with property owners to allow the Director, Producer, Scout and Production Designer to come by and re-scout the locations of interest. They will then review the locations of interest and determine which one makes the most sense for them based on aesthetics, availability, logistical ease and cost. Usually aesthetic looks are the main reason that locations are selected, but occasionally the other factors also come into play towards the decision making process.
So the Director, Producer and Clients love your property and are ready to book for filming. We will draft a standard rental agreement spelling out the terms and fees. Their producer and the property owner will each have to agree to the terms and sign the rental agreement. We will request full payment and insurance prior to them filming. At this point we as the broker are committed to renting them your property for this project as long as they've agreed to our terms and costs. You as the property owner are also committed to allowing them to film at your property. Both parties may be able cancel the agreement within a limited time should an unforeseen occurrence take place. Should the property owner need to cancel or reschedule, then sometimes a production may opt to reschedule filming for a later date. Producers may incur cancellation fees if they cancel 24-48 hours prior to scheduled filming.
Once we have a fully executed agreement The producer will schedule a tech scout. The tech scout is when all the department heads come to the location that will be filmed and assess what camera angles and lighting they will need as well as what equipment will be used. Everyone involved will assess every logistical factor that needs to be considered for having a successful day of filming. Tech scouts for a 1 day shoot usually last about 2-3 hours or less. Occassionally we will be able to charge a small fee if they exceed the 2-3.
By This point city/county filming permits have been ordered and approved. Full payment, security deposit and insurance have been received. A site rep has been assigned and they will arrive early to take pictures of the property and greet the film crew when they arrive. Some film shoots are done in one day and others may span over multiple days. As a property owner you will be compensated for each day your property is being used for Prep, Filming and/or Strike. Prep and strike days usually constitute receiving 50% of the agreed upon shoot day rate. Prep days sometimes are needed to get a location ready for filming as it pertains to set dressing, lighting and/or rigging. The same would apply with strike days. They would be used to restore a property back to original condition as it was presented prior to any production activity. Film days usually operate during noise ordinance hours. For residential properties, production companies are required to take precautionary measures to protect floors, walls and furniture that belong to the homeowner. Art department personnel will take pictures of the areas being filmed, then restore those areas back to original condition prior to them leaving. film crews vary in size depending on the production. TV Shows and Feature Films will have larger crews and more equipment as compared to Commercials that are more compact. Once filming is complete, the property has to be restored back to original condition. Our site rep will ensure that the production company restores the home back to normal and will conduct a walk through with the Location manager to approve restoration and document any damage, should there be any. Production companies are responsible for picking up any major debris from in and around the property. We will add a cleaning fee to the final agreement that will cover the cost of a cleaning service to do any deep cleaning, dusting, mopping. We hang on to the security deposit until our property owner conducts their own walk through in daylight to see any noticeable issues.
Filming is complete and we will hang on to the production company's security deposit until our property owner conducts a final walk through and signs off on a clean bill of health. If there are any damages, we will hang on to the security deposit until the matter is resolved.
If all goes well for everyone, then we continue to promote your property until we can do it again.
